(May 10, 2021) The Planning Board got its first official look Monday night at a Boston developer’s vision for several Sparks Avenue properties that would radically alter the look of the mid-island neighborhood.
“The design is decidedly un-Nantucket-like, not familiar at all with building with Nantucket in mind,” Planning Board chair Judith Wegner said of the sketch plan that proposes an attached mixed-use development with a bowling alley, Apple Store, health club, relocated Downyflake restaurant, pizzeria, short-term rental office space and 35-40 second-floor apartments, with both above-ground and underground parking.
Developer Christopher Fiumara has called the project "the new downtown."
“It looks like it could be anywhere on Cape Cod, or any number of places. It does not have the sense of place reflected here. There is no sensitivity to design. It looks like it was designed to be built out on every inch of the site. That’s really a mistake. There’s a lot of work to be done on the design. There’s really a lot lacking in my opinion,” Wegner said.
Other board members expressed concern about traffic flow, stormwater runoff and access to the properties across from the former mid-island fire station and Stop & Shop supermarket.
Arthur Reade, developer Fiumara’s island attorney, said the development team will take the board’s comments under advisement and incorporate them into a more formal Major Commercial Development special-permit application it will file at a later date.
