The Coburn House will be removed and replaced by a dental office. On Oct. 20, the Boothbay Planning Board voted 4-0 for a conditional approval for The Balding Dentist, LLC’s request to remove existing and accessory structures at 732 Wiscasset Road. Dan Phelps of Phelps Architects, Inc. represented Toby Clarkson who owns the limited liability company.
Phelps reported a new dental office will be built within the Coburn House’s footprint. The parking lot will be improved and reconfigured. There are plans for allowing connection to future water and sewer utilities, according to the application.
The Coburn House is a non-conforming structure. For full approval, the applicant must update the plan to include a signature block and include metes and bounds for lot lines along with location of overhead utilities. The property is zoned in water reservoir protection, residential, shoreland overlay, and water protection overlay districts.
In other action, the board conditionally approved William and Paula Arsenault’s request to rehabilitate their 15 Cobb Road seasonal cottage. The Arsenaults requested to remove interior drywall, windows, floor, all while maintaining the original framing. Plans also include reconfiguring a floor plan for accommodating an 18-foot by 14-foot addition on the south gable end.
The property is a non-conforming structure in water reservoir, shoreline overlay and watershed protection overlay districts.
The conditional approval requires updated calculations. The board requested application figures match those on the sketches.
The board meets next at 6:30 p.m. Wednesday, Nov. 17.
