HASBROUCK HEIGHTS, NJ - Shake Shack, anyone?

Representatives of a group proposing to put a Shake Shack on Route 17 South met with the Hasbrouck Heights Planning Board on Wednesday evening for an informal hearing to review their preliminary plans.  

Planning Boards, unlike Zoning Boards, can, and do, have informal public meetings with individuals or groups where the group can propose a project and get feedback from the Board on what it might like to see in an application when it is formally presented to the board.  The group can show whatever data it has gathered, to the board, in order to try and gather an understanding as to how the Board thinks about the project.

The intent is for potential applicants to come to the Planning Board prepared with all the data the Board would need to approve a project, as well as gather valuable feedback and suggestions about their plan.   

In February 2021, the Hasbrouck Heights Borough Council merged the Planning Board and the Zoning Board, as New Jersey State law allows, as a way of reducing costs and streamlining the process for potential applicants.

The group is proposing, at this time, a drive-in only Shake Shack for the property with various upgrades to the property.  Impervious coverage (land that does not absorb water) will be reduced from the current 95 percent, with no residential setback, to approximately 65%, with grass and trees being planted at the rear of the property (bordering Field Avenue.)

The popular fast casual restaurant will be built with the drive-in lanes being able to stack 26 cars using two lanes, with the speakers, using state-of-the-art noise reduction adaptive speakers, which will be placed on the Route 17 side of the building.  There would also be LED lighting set up in a way to ensure that there will be no light from the restaurant “washing” back into the neighboring properties. 

The proposal would call for 28 parking spaces, as well as a patio with seating for up to 40 individuals. 

If approved, the plan would be for Shake Shack to operate between the hours of 11 am and 11 pm.  

At this time, all the necessary traffic studies have not yet been completed, as this was not yet an application, but the engineer noted that they did not see anticipate difficulties with traffic in the queue spilling onto the southbound lanes on Route 17.  

The Planning Board appeared satisfied with the informal presentation and said they would be anticipating their application at a later date.

The Board then heard applications from two separates residents, one for a variance for a second driveway cut, the other for a side yard variance required as the applicant was planning a second floor addition to their existing property.

Both were approved by the Board.  At the next meeting the Board will vote on the resolutions memorializing the variances, and the homeowners can begin work. 

The next scheduled meeting of the Planning Board will be on July 7.  The work session begins at 7 pm, with the public formal session beginning at 7:30.
